Is Your Roof Ready for the Summer Rain?
A roof can look perfectly sound during a dry spell and still have weaknesses waiting to be exposed by the next sustained rainfall. Loose flashings, cracked coatings, blocked outlets and small gaps around roof penetrations may only become obvious once water has already entered the building.
For many parts of South Africa, spring is the ideal time to inspect and maintain a roof before the summer-rainfall season. In the Western Cape, where most rainfall generally occurs during winter, the same checklist can be used for post-season maintenance while conditions are becoming drier. The timing differs, but the principle remains the same: inspect, prepare and repair before the next period of heavy rain.
Use this pre-season checklist to identify common warning signs, understand what needs attention and decide whether the work can be handled as routine maintenance or should be assessed by a waterproofing professional.
1. Start with the warning signs inside the property
The first signs of a roof problem are often visible indoors. Walk through the property and look carefully at ceilings, upper walls and areas around windows or roof penetrations.
- Brown or yellow water marks on ceilings
- Bubbling, flaking or peeling paint
- Damp patches that return after rain
- Mould growth or a persistent musty smell
- Swollen ceiling boards or damaged cornices
Record where each sign appears, but remember that the visible stain may not sit directly below the point where water enters. Water can travel along roof sheets, timber, pipes or structural joints before becoming visible inside.
2. Inspect the roof covering from a safe position
From ground level or another safe vantage point, check the general condition of the roof covering. On tiled roofs, look for cracked, slipped or missing tiles. On metal roofs, check for loose fasteners, lifting overlaps, corrosion and damaged sheets. Flat roofs and concrete surfaces should be checked for visible cracks, worn areas and places where water may collect.
Do not climb onto a wet, steep, damaged or fragile roof. If the roof cannot be inspected safely, arrange for a qualified contractor to assess it.
3. Pay close attention to joints and penetrations
Roofs rarely consist of one uninterrupted surface. Flashings, ridges, valleys, vents, skylights, chimneys, pipes, fasteners and changes in roof level create junctions where movement and water entry are more likely.
Check for open seams, lifting edges, cracked sealants or previous patches that have begun separating from the surrounding surface. These areas often need more than a quick topcoat. The joint may require cleaning, preparation and reinforcement as part of the waterproofing system.
4. Clear gutters, outlets and drainage routes
A waterproof roof still needs somewhere for the water to go. Leaves, dirt and other debris can block gutters and outlets, causing water to back up beneath roof edges or overflow down exterior walls.
- Remove accessible debris from gutters and outlets safely
- Check that downpipes are connected and flowing freely
- Look for sagging gutters or joints that leak
- Confirm that water is directed away from walls and foundations
- Investigate areas of standing water on flat roofs or slabs
Drainage problems should be corrected before another waterproofing layer is applied. A coating cannot compensate for water that is repeatedly trapped in the wrong place.
5. Check the condition of existing waterproofing
Existing waterproofing should remain firmly bonded and form a continuous protective layer. Look for cracking, blistering, peeling, lifting edges, exposed reinforcement, thinning or areas where the coating has separated from the surface.
Applying a new product directly over a loose or contaminated coating can leave the new system dependent on a failing layer underneath. The surface may need to be cleaned, repaired, stabilised or stripped back before recoating. Always follow the relevant product data sheet for surface preparation, application conditions, coverage and curing.
6. Inspect parapets and exterior walls
Not every apparent roof leak begins on the main roof area. Cracks in parapets, deteriorated wall coatings and poorly sealed wall-to-roof junctions can allow wind-driven rain into the building envelope. Check parapet tops, corners, coping details and the points where walls meet the roof.
Also look for chalking, peeling paint, open cracks or dark moisture marks on exterior walls. The source must be identified before choosing a repair system.
7. Do not assume every damp patch is a roof leak
Moisture can enter a building from the roof, exterior walls, plumbing, condensation or ground-level damp. A low-level damp patch that persists even during dry weather may have a different cause from a ceiling stain that appears after a storm.

Routine tasks such as visual checks and safely clearing accessible gutters may be manageable for a property owner.
